由1984年至1997年，計算通漲在內，香港人平均工資升幅約為三倍，但樓價亦上漲近七倍，其中豪宅樓價1996年已升近五至六成，炒賣活動熾熱。在一片好景聲音下，市民紛紛入市，希望從中獲利，買樓的需求不再只是解決住屋需要。現時不論居屋、公屋、私人樓宇，每方呎售價都受到市民高度關注，其實除了著眼於眼前的數字，還有甚麼長遠問題需要思考？
